Scope of Work:​

• Research the proposed Senior Housing program components, assess market viability, Perform Market Research.  

• Confirm CEQA, Zoning, Planning, Permitting and Fee Requirements with City of Brea

• Create Preliminary Proforma- (Development and Construction) 

•  Conduct & Manage Due Diligence/Site Specific Feasibility Study and Site Acquisition Report

• Create Draft Development Master Schedule

• Introduction to local General Contractors, and other development vendors that are familiar with Brea senior housing development.

• Begin GC Bid process

• Coordination and collaboration with Cadence Senior Living’s team

• Introduction and Assistance with the Project Architect, Irwin Partners Architects

• Initial review and recommendations on Schematic design documents 

• Initial review and confirmation of demolition, site work and export of grading materials.
