Scope of Work:

• Market research and analysis.

• Review floor plans and identify areas that are ripe for conversion.

• Review state code for any restrictions or provisions (i.e access to outdoor space, etc.)

• High level financial projections.

• Flatiron will coordinate a site visit along with GC, interior design and architect to evaluate conversion opportunities, establish cost estimates, identify any potential areas of concern.

• Prepare preliminary architectural drawings.

• Conduct in-person tours of local competition.

• Coordinate with operator on financial projection.

• Coordinate project team through pre-development and development phases.
